Our hours change with the seasons because we work with daylight. We also photograph on weekends.

It depends on the size of the home and the services you book. As a guide, a Matterport scan takes about 30 minutes for every 1,000 square feet.

Yes. We are happy to return to the property on another day. Each extra visit carries a $149 multiple-visit fee.

Homes within 35 miles of the San Francisco Ferry Building have no travel fee. Farther out, we add a one-time $75 travel fee to the order.

We arrive 20 minutes before sunset to prepare the home, and the best light comes 10 to 30 minutes after sunset. Clear weather matters, and a few clouds can add color.

Please reschedule or cancel at least 24 hours before your appointment. Cancellations with less than 24 hours notice carry a $150 fee, and cancellations within 2 hours of the appointment are charged in full. Cancellation fees are paid before a new date is booked.

Photographs, tours and floor plans typically arrive within 24 to 48 hours. Matterport tours are delivered within 24 hours of the scan.

Standard listing photography is bright, wide and true to scale, the clean look buyers expect on the MLS. Editorial photography is composed like a design magazine, with our own lighting for deeper contrast and natural color.

Standard listing photography ranges from 20 photographs for homes under 1,000 square feet to 70 for homes up to 6,000 square feet. Editorial sets range from 20 to 50. You can add photographs in sets of five.

Yes. Our virtually staged images are marked as virtually staged.

Yes. Real twilight is our first recommendation, because the lit windows and evening sky are photographed as they are. When the weather or the listing date doesn't allow it, we can turn a daytime exterior into a virtual twilight, labeled as virtual. You can see examples on our Twilight page.

For now, our video service is drone only: 4K drone films of the home, the lot and the view, from a 30 second social cut to a two minute flyover. We have made full listing films with interior walkthroughs in the past, and we may offer them again.

Zillow 3D Home tours are added to a photography order, and are not booked on their own. Matterport tours can be booked on their own.

Six months. After that the tour is archived, not deleted, and can be reactivated for another six months.

Our floor plans are drawn from a Matterport scan, so a Matterport tour is part of the order.

Standard property websites do not expire, and we host the media at no extra cost, so you keep access after the listing closes. Custom domains expire 365 days after purchase and can be renewed.

Residential agents receive permanent, non-transferable rights to the media made for their listing. Use it on the MLS, Zillow and Realtor.com, on social, in your own marketing and as keepsakes for the homeowner. Please do not sell, give or transfer it to other agents, buyers or vendors without our written permission. Lumiful keeps the copyright.
